Hi, my name is (ERICKA) and I recently worked full-time as a (mental health counselor),due to covid-19 I was laid off like many Americans. But that did not stop me from starting my own business with a very niche Real Estate Investment strategy. As many of you probably know, this city like many others in the country, is experiencing an affordable housing crisis. I have a clever way of helping people out in need, while at the same time creating a business that will cash flow THOUSANDS of dollars per property instead of hundreds. A couple of months ago I came across the PERFECT business that helps out the community and can also be extremely lucrative, but I am in need of a home to operate out of. This is why I am reaching out to you today.
~ Basically, we would be offering affordable housing to people in need and getting a guaranteed payment each month, typically from a government subsidy or non-profit (think Section 8 housing, but typically without the extra regulations).
~ I’ve invested in consulting and a TON of time and energy into learning the business inside and out. I have a database of ( Over 500) case workers, social workers, non-profits, and social service organizations that are ready to send me clients as soon as I get a home! We will not be leasing the home to people who cannot afford typical housing, but “licensing” space to them to avoid the eviction process (think hotels). I have the database to market to, the marketing material ready to go, a 3rd party representative payee company that we will send the tenants to in order to be guaranteed payment every month, a checklist of what I need to get the home set up, and believe we could have the home full in 30 – 60 days.
~ In our market I think we can expect to charge anywhere from (60% 75% of the average 1 bedroom in your area PLUS utilities roughly averaging about 1,259 per tenant. Here is some simple math to show how it would work out on a 4 bedroom home:
~ 8 Tenants = $4800 - $6000 per month in revenue
~ Approx 60% to expenses (Mortgage, utilities, and groceries if we choose to provide)
~ Net profit per month: $1920 - $2400
~ ***This was using $1000/month as an average rent/utilities**
~ I will be handling all of the day-to-day activities like marketing, inbound calls, showing the home, contracting, administrative duties and managing the tenants, I just need a home to operate out of.
~ I am open to negotiation regarding the revenue and profit split but just wanted to open up a conversation to see if you would be interested, and if so if you had a property in mind that will be available soon.
